Signs Your Maple Grove Roof Is Near the End of Its Life
A roof in Maple Grove doesn't die all at once. It gets old on the south slope first, then in the valleys, then at the north eave where the ice sits, and by the time water shows up in the house it has been telling you for two or three years. Here's what to look for, from the driveway and from the attic, and how to read it against the age of the roof.
Start with the year
If you know when the roof went on, you know most of the answer. Architectural shingles last 20–25 years in this climate; three-tab, 15–20. The snow load, the November-to-April freeze-thaw and the summer hail take the top five or ten years off whatever the wrapper says.
If you don't know, the neighborhood is a good proxy:

The City of Maple Grove's permit history will usually show a re-roof if one was pulled.
From the driveway
Granule loss. Bare, black patches on the south and west slopes, or the shingle surface going from textured to smooth. Check the downspout outlets after a rain — a pile of coarse sand there is the roof washing away. Some granule loss is normal on a new roof for a season; a steady stream from a 20-year-old roof is the end.
Curling and cupping. Shingle edges lifting at the corners, or the whole tab bowing up in the middle. Curled shingles are brittle, don't seal, and are the first ones a straight-line wind peels off. Once a slope is curling, it's not repairable.
Cracking. Straight or branching cracks across the tab, usually from thermal cycling — a Maple Grove roof goes from -20°F in January to 150°F on the surface in July, every year.
Missing tabs after wind. One or two after a real storm can happen to any roof. Losing a few every time it gusts means the seal strips have let go everywhere.
Moss and lichen on the north slope under tree cover, especially along Elm Creek and around the lakes. Moss holds water against the shingle and pries granules loose through freeze-thaw. It's a sign of age, not the cause, and pressure washing it makes things worse.
The ice dam scar. A line of lifted, wavy or stained shingles along the eave, often with a drip edge that's rusted or pulled. That's where the ice has been working every February. If the roof has no membrane under it, the decking behind that line is usually soft.
Sagging. A dip in the ridge or a wave in the plane of the roof is a decking or framing problem, and it needs someone up there now, not at the next re-roof.
From the attic
Go up with a flashlight on a bright day and a wet day if you can.
- Daylight through the decking, usually at the eaves or around penetrations
- Water stains and trails on the underside of the decking, especially along the north eave and in the valleys
- Soft or delaminated decking — press it with a screwdriver handle; it should feel solid
- Frost on the nail tips in winter, which means moist house air is getting up there and the roof is aging from below
- Insulation depth. If you can see the tops of the joists, the attic is under-insulated, the deck runs warm, and the roof is wearing out faster than it should. Our guide on attic insulation and roof health explains why
Hail: the one that shortens a young roof
A 12-year-old roof west of Fernbrook shouldn't be near the end. But if it took a hail core in the last few summers and nobody looked, it has bruises on every slope that are cracking through now. Two layers
Look at the drip edge at the gutter. Two stacked shingle edges means a roof-over was done once, the maximum Minnesota allows. There's no membrane at the eaves under a roof-over, the extra weight matters under two feet of snow, and the next roof is a full tear-off no matter what.
How to read all of this
One sign on a 12-year-old roof is a repair. Two signs on a roof past 20 is a replacement conversation, and the right time to have it is before the roof fails, when you can pick the month and the roofer instead of taking whoever's available in a February thaw or the week after a hail storm.
