Maple Grove gets around 50 inches of snow in a normal winter, January highs in the low 20s, and a freeze-thaw cycle that runs from November into April. Then summer brings the hail and straight-line wind that put Minnesota near the top of the country for storm claims. A roof here does two different jobs six months apart, and most of the roofs we're called to are failing at one of them.
Ice dams are the winter job. Heat leaking from the house melts the snow on the upper roof, the water runs down to the cold eave and refreezes, and a ridge of ice builds up until the meltwater behind it backs up under the shingles. The stain shows up on the ceiling or at the top of an exterior wall, usually on the north side, usually in February. The roof is rarely the cause. In nearly every ice dam job we do, half the fix is in the attic — air sealing, insulation to the R-49 the Minnesota energy code calls for, and ventilation that keeps the deck cold. Hail and wind are the summer job. A hail core that crosses the northwest metro on a June evening bruises every south- and west-facing slope from Rogers to Brooklyn Park. Straight-line winds off the same storms crease and lift shingles along the ridge and the rake edges. Both are insurance claims when they're real, and both bring a wave of out-of-state crews knocking on doors along Bass Lake Road within 48 hours. See hail and storm damage repair.
Age is the rest. Maple Grove grew from a farm township into a city of 70,000 between about 1975 and 2015, so its roofs come in waves. The split-entries and two-stories around Fish Lake, Osseo and the east side of Highway 169 went up in the late 1970s and 80s and are on their second or third roof. The big 1990s subdivisions around Weaver Lake, Rice Lake and Eagle Lake got architectural shingles that are now 20–30 years old. The 2000s neighborhoods west of Fernbrook Lane and along Rush Creek are just starting to show hail bruising on original shingles. Usually within a day or two when water is coming in, sooner if it's running through a light fixture. We use low-pressure steam, which cuts the ice without chewing up the shingles the way a hammer or a pressure washer does. Removal is $400–$1,500 depending on how much ice there is, and we'll tell you the same day what caused it.
Are you licensed in Minnesota?
Minnesota requires anyone who contracts for roofing on a home to hold a residential building contractor or residential roofer license from the Department of Labor and Industry. We carry it. You can look up any contractor at dli.mn.gov in under a minute — check the license type and the expiration date, and ask for the certificate of insurance.
Do you handle hail insurance claims?
Yes. We inspect, mark and photograph the hail hits, write a line-item scope, and meet the adjuster on the roof if you want us there. We don't waive or absorb deductibles — Minnesota law prohibits it, and a roofer who offers is planning to pad your invoice.
Do you install steel roofs?
Yes — standing-seam and stone-coated steel, which is a growing share of the replacements we do in Maple Grove and out toward Corcoran and Medina.
