Ice dam repair and prevention in Maple Grove

Why ice dams form on Maple Grove roofs

Snow lands on the roof. Heat escaping from the house — through can lights, the attic hatch, bath fan ducts, plumbing chases, top plates, thin insulation — warms the roof deck from underneath and melts the bottom of the snowpack. The meltwater runs downhill until it reaches the eave, which hangs out past the warm wall and is as cold as the air. There it refreezes. Over a week of sunny 20-degree days a ridge of ice builds up, and the water behind it has nowhere to go but uphill, under the shingles, and into the house.

That's why the stain appears at the top of an exterior wall or a few feet in from it, why it's usually on the north or shaded side, and why it shows up in a February thaw rather than during the storm. It's also why a brand-new roof can ice dam just as badly as an old one: the roof isn't the cause, the heat is.

Maple Grove's housing makes it worse than average. The 1980s two-stories and split-entries around Fish Lake and along Bass Lake Road were built with R-19 to R-30 in the attic and almost no air sealing. Cantilevered bays, vaulted ceilings over the living room, and the low-slope roof over the front entry all trap warm air against the deck. The 1990s and 2000s homes did better on insulation but still have recessed lights and bath fans leaking warm, wet air into the attic.

When water is coming in: removal

Ice dam roof repair Maple Grove homeowners need in the middle of February starts with getting the ice off without wrecking the roof. We use low-pressure steam — hot water at low pressure that cuts a channel through the ice and lifts it off in slabs. It does not damage shingles. Hammers, chisels, ice picks and pressure washers do, and every spring we replace shingles that a well-meaning neighbor with a mallet split in January.

Removal runs $400–$1,500 depending on how many feet of ice and how thick. Most homes are two to three hours of steam. If the dam is small and no water is coming in, roof-raking the bottom four feet of snow after each storm often prevents it from growing, and a $40 rake pays for itself the first winter. Salt pucks and calcium chloride socks work slowly, stain the shingles and kill whatever the runoff lands on; we don't recommend them.

Repairing what the ice did

Once the roof is clear we look at what the water reached:

  • Lifted or torn shingles at the first few courses — replaced and hand-sealed, $300–$800
  • Rotted decking and fascia at the eave on roofs without ice-and-water membrane — $90–$150 per sheet of decking, plus fascia
  • Gutters pulled loose by the weight of ice — re-hung with new hangers or replaced
  • Wet insulation that has lost its R-value and needs removing before it grows mold
  • Interior drywall and paint — we document it for your insurer; ice dam damage to the house is usually covered, the attic upgrades usually aren't

Stopping it: the attic half

This is the part most roofers skip. In order of what matters:

  1. Air sealing. Foam and caulk at every hole between the house and the attic: can lights (or swapping them for sealed IC-rated units), the attic hatch, plumbing and wiring penetrations, the top plates of interior walls, the chimney chase. This is where most of the heat goes, and it's the cheapest fix.
  2. Bath fan and dryer ducts run all the way outside through a roof cap or wall cap, not left blowing into the insulation.
  3. Insulation brought up to R-49, which is what the Minnesota energy code requires in a new house here. That's about 14–16 inches of blown cellulose or fiberglass. Most 1980s Maple Grove attics have half that.
  4. Ventilation. Soffit vents opened up with baffles at every rafter bay so the insulation doesn't block them, and a continuous ridge vent so cold outside air washes the underside of the deck.

A typical attic package — air sealing, baffles, insulation to R-49, and a ridge vent — runs $2,000–$5,000 on a 1980s two-story. Xcel Energy and CenterPoint Energy have offered rebates on attic insulation and air sealing; check their current programs before you start. Stopping it: the roof half

Questions we get asked

Does homeowners insurance cover ice dam damage in Minnesota?

Usually the damage — ceiling, drywall, flooring, wet insulation — is covered as sudden water damage, and removal is often covered as mitigation. The attic air sealing, added insulation and ventilation that prevent the next one are home improvements and are not. We document everything either way so the claim is clean.

Will a new roof stop my ice dams?

Not on its own. A new roof with ice-and-water membrane past code stops the water getting into the house, which is the expensive part. The ice will still form if the attic leaks heat. We do the attic work with the roof, or point you to someone who does, because a new roof that still dams every February isn't finished.

Should I get heat cable on my roof?

Only on spots that dam every year even after the attic is sealed and insulated — a north valley, a low-slope entry roof, the eave below a cantilevered bay. Heat cable costs $600–$1,500 installed, uses electricity all winter, and does nothing for the rest of the roof. We install it, but it's the last thing we recommend, not the first.

How do I know if the stain is an ice dam or a roof leak?

Timing and location. An ice dam stain shows up during a thaw after a stretch of cold, near an exterior wall, usually north-facing, with icicles above it. A roof leak shows up during rain, anywhere on the ceiling, and most often near a bathroom vent, the chimney or a valley. If it's March and you're not sure, we can tell you from the attic in ten minutes.
